Two repairs here carry a published band, repointing and rebuilds, because their cost can be read from what the roof visit finds in the joints and courses. Flashing cannot. Its cost hides under the roofing: what the roof is covered with, whether the counter flashing was ever let into the joints or merely stuck to the brick, and how much decking has softened. Ask for your figure in writing after a roof visit, and expect it to hold once written.

Counter flashing cut into a reglet takes a saw, bent metal and fresh mortar. Flashing that was only ever glued to the brick means the joint is cut for the first time.

A roofer’s figure and a chimney company’s figure are often for different work. Step flashing is woven in with the shingles and belongs to the roof; if the roof is replaced, it goes with it, priced inside the roofing. Counter flashing and its mortar joint are masonry. The expensive mistake is paying a roofer to tar the joint and paying again when the stain returns, or paying for flashing when the crown was the source. Expect a roof visit first: the flashing photographed all round, its joint probed, the crown above it read, because a stain at the flashing line gets pinned on flashing when the source is the crown.
