Chimney Work in Georgetown

The blocks around Georgetown's historic core carry some of the oldest working chimneys we see anywhere — soft handmade brick, lime mortar, stacks that have been drawing since before the flue tile was invented. This is careful work: joints raked by hand, mortar matched in strength and color to what the original masons mixed, and no hard modern cement anywhere near a soft old wall. Many of these flues are unlined, which is survivable for an unused fireplace and a genuine problem for one somebody wants to light again — the honest path there runs through a camera inspection and, usually, a stainless liner sized for the job.

The other Georgetown grew up with the plant: waves of 1990s and 2000s subdivisions, most with a fireplace on the plans. A lot of those are prefab units in wood-framed chases, venting through metal flues behind a siding-clad box that only looks like masonry. At twenty-five or thirty years old, that generation is failing on schedule — rusted chase covers pooling water, deteriorated flue caps, and factory fireboxes whose panels have cracked past service life. It's a different diagnosis than brick, and we make it honestly: some units want specific replacement parts, some want a reline, and some prefab boxes are simply done, which you'd rather learn from an inspection than a smoke alarm.

Fast growth means constant turnover, and Georgetown sends us more pre-purchase chimney inspections than any town on our list. Buyers relocating for the plant are often coming from places where a fireplace was decoration; here it gets used from October on. A Level 2 with camera footage before closing settles what the seller's disclosure can't — on both generations of chimney.
