Cap

The metal hood over the flue opening itself. It keeps rain, birds and squirrels out of the flue — cheap to replace, expensive to ignore, because an open flue swallows gallons in every storm.

Crown

The sloped concrete lid across the whole top of a masonry stack, around the flue. It sheds water off the brick, and when it cracks it funnels water into the masonry below, the most common start of chimney trouble in Fayette County.

The flat metal lid on a prefab chimney: the siding-clad box that only looks like masonry, with a metal flue inside a wood-framed chase. When it rusts and pools water it does to the chase what a cracked crown does to brick.

The usual signs are rust streaks bleeding down the brick below an old galvanized cap, which has quit doing its one job, or a flue with nothing on it, open to every storm. A stainless cap fitted to the flue is usually the least expensive item on the list. The price is quoted on the roof rather than in print because it is set by your flue's count, shape and dimensions, and by whether the crown beneath it needs work in the same visit. A new liner's top-out ends the same way: top plate, storm collar, stainless cap.

From the yard, a forgivable shrinkage crack and a crown split clean through look identical. One takes a flexible resurfacing coat; the other is broken off, formed and poured new, a different job by an order of magnitude, which is why crown work is scoped on the roof and carries no published band. The other Lexington-area chimney is not brick at all: a factory fireplace venting through a metal flue inside a wood-framed chase, behind siding, common in Georgetown's newer subdivisions. At twenty-five or thirty years old it fails on schedule — rusted chase covers pooling water, deteriorated flue caps, firebox panels cracked past service life. The diagnosis is different from masonry: a new cover that sheds water instead of pooling it, specific replacement parts, a reline, or the finding that the prefab box is done.

On any inspection, ask for photos of the cap, crown and flashing from the roof, because those three start most of the water problems on a chimney. Rain gets past a missing cap or a cracked crown, freezes in the masonry dozens of times a winter, and each swing pries the joints wider. Skipping a cap is the most expensive form of saving money there is: the joints it lets fail are a repointing job at $500–$2,500, and the stack repointing can no longer hold is in the rebuild band.
